Before any funds are transferred, we check the ownership title (Chanote) and the landlord's passport. You pay the real owner. We prepare a bilingual lease agreement that strictly regulates early termination terms and protects your Security Deposit.

Move-in follows a clear procedure. Our manager prepares a detailed Inventory List with photo records of furniture and equipment condition. Water and electricity meter readings are recorded in your presence to avoid someone else's debts.

Standard contracts are concluded for a period from 1 to 12 months. The longer the rental term, the lower the fixed monthly rate.

Electricity and water are not included in the rental price. You pay them monthly by meter readings at official government tariffs.

The deposit, usually equal to 1-2 months of rent, is returned on the 10th day after check-out after the apartment is compared with the initial Inventory List. Only final bills and final cleaning are deducted.

Yes. Our legal contract and TM30 registration receipt are the full document package needed to obtain a Residence Certificate at the immigration office.

Pet accommodation in Thailand is strictly regulated. We filter the database and select only properties with official Pet-friendly status to avoid fines and eviction risk.

You do not need to look for Thai technicians yourself. You simply inform our manager. We quickly organize repairs through condominium technicians or contractors at the owner's expense, provided the issue was not caused by you.

The Booking Fee is paid based on an issued invoice. We accept international bank transfers.

No. Regular cleaning can be ordered as needed. At move-out, the tenant must pay for Final Cleaning to return the property to its original condition.

Most modern complexes have fiber-optic internet. If needed, we arrange an individual line connection in your name.

Under Thai law, a change of owner does not cancel an active lease agreement. The new owner must comply with all terms of your contract until it ends.
